EPC’s
It is a legal requirement for commercial properties either being sold or let to have an up-to-date Energy Performance Certificate (EPC). An EPC is valid for 10 years and needs to be in place or a survey appointment booked prior to marketing. There are a few exceptions such as listed buildings and places of worship. If you do not hold a valid EPC before selling your business or commercial property, commercial agents like ourselves cannot legally market your business or property. The EPC informs potential buyers how energy efficient a building is. EPC’s show an energy efficiency grade from A to G, with A being the most efficient. They are accompanied with a report recommending ways to improve a property’s efficiency and grade.
Only accredited Energy Assessors can produce an EPC. A commercial (non-domestic) EPC is different to a residential (domestic) one and unfortunately is more expensive. We can arrange one for you, please contact us so that we can assist.
Asbestos Report
We recommend that this report is arranged prior to it being requested as part of the seller’s preliminary due diligence, so as to avoid an untimely delay to the completion of your sale.
During an Asbestos Management Survey, The Asbestos Surveyor will survey your building for the presence of asbestos. If any presumed Asbestos containing materials (ACM’s) are found during the Asbestos Management Survey, the Asbestos Surveyor will take a Sample under controlled conditions. This will then be analysed by a UKAS accredited laboratory to confirm the presence of asbestos.
The results of the Asbestos Management Survey are used to produce an Asbestos report. The Asbestos Report contains an Asbestos Register and Asbestos Management plan.

Fire Risk Assessment Report (FRA)

After the inspection, you will receive a written Fire Risk Assessment. The Fire Risk Assessment comprises a detailed and documented fire report covering all aspects of fire hazard and fire safety.
